Tradewind brokers the purchase of privately held notes, deeds of trust, land contracts, annuities, court settlements, business notes and lottery/casino winnings at no cost to you.

• As a purchaser, you will be able to issue quotes from all of Tradewind's requests and gain the needed volume to grow your investment portfolio.

Our services extend to all 50 states with the exception of Nebraska where we do not extend mortgage services.

 

Note Options

Tradewind has developed several options to fit your cash needs.

1. Full Purchase - The purchase of a note in its entirety.

2. Partial Purchase - The purchase of a specified number of future payments.

3. Split Payment Purchase - The purchase of a specified monthly amount.
    

Our Fee

No Fee - If you are selling your note there is no fee charged to you.

3% - 6% - Note purchases.

Minimum  Qualifications

Mortgage Notes - Residential & Commercial, minimum $20K, 10% down, first position notes only.

Court Settlements - Minimum $20K, all transactions require a court order. The following are not allowed; worker's compensation settlements, retirement settlements, disabilities, judgments, divorce settlements, social security payments, IRA's.

Business Notes - Minimum $20K - $250,000, first Lien positions only, personal guarantee of payer, 20% down payment, good credit & 3 months of payments made on time.

Annuities - Minimum $20K, all transactions require a court order.

Lottery/Casino Winnings - Minimum $100,000, some states require court orders.  The following states are assignable and your winnings can be purchased; AZ, CA, CO, CT, FL, ID, IL, IA, ME, MD, MA, MI, MN, MT, NH, NJ, OH, OR, PA, TX, VT, VA, WA, WV, WI.
